The City of Argonia and the Argonia Development Company, LLC are offering free building sites to families who are looking to build a home in a great small-town environment. The development is comprised of 57 acres and located along U.S. Highway 160 across the street from all of Argonia’s schools. There are 24 potential lots with 7 being offered in Phase 1.

The lots offered in this new development are very large and range from .82 acres to 1.81 acres. Each lot is available FREE with the following restrictions: 1) a family must begin building a new house within 180 days of receiving the land and complete it within one year, 2) all housing must comply to restrictive covenants, 3) a one time special fee will be assessed to pay for all amenities of the site i.e. roads, lake, platting, surveying, entrance, etc. (Download an application to begin the process of obtaining free land. In addition to free land, Sumner County is offering a 95% property tax rebate for 5 years. This program will enable the home owner to pay a very minimal property tax (approximately $120/yr.) for the first 5 years they own the home. After that time, a normal property tax rate will be applied.

The City of Argonia will provide sewer, water and gas services to the sites free of charge to the owner. A hook-up fee, consistent with City policies, will be assessed at project completion, at the end of years one and two. Broadband internet services are available through the local telephone company.

Plans are in place to construct a lake in the development. When 5 families are committed to building a home, the lake will be constructed. The lake will be 3+ acres in a layout that offers 13 of the 24 home sites lake front property.

While your family can choose any house plan (as long as it meets the restrictive covenants), or General Contractor, the Argonia Development Company, LLC is offering a spec house. This house is under construction at this time. (See housing page for more details.)
